Role: Dispossessory / Eviction Process Consultant
Location: Remote (Zoom) or Phone Compensation: $200 Flat Fee for 1 Hour (Paid immediately via Venmo/Zelle)
The Gist: I am an investor/operator mapping out the workflow for residential Dispossessory proceedings (evictions) in Atlanta (Fulton County) and surrounding metro counties (DeKalb, Cobb, Gwinnett).
I am NOT looking for representation on a case. I am paying for your operational knowledge to help me build our internal roadmap.
What I Need From You: A focused, 1-hour deep dive into the Georgia Dispossessory lifecycle:
The Timeline: Realistic delays for filing Dispossessory Affidavit -> Service -> 7-Day Answer Period -> Court Hearing -> Writ of Possession.
The Nuance: Differences between Fulton County Magistrate Court vs. DeKalb or Cobb (e.g., electronic filing quirks, backlog wait times, Marshall vs. Sheriff service).
The Bottlenecks: How to handle "tack and mail" service issues, appeals, and scheduling the actual set-out.
Ideal Candidate:
Georgia Attorney or Senior Paralegal with high-volume Landlord-Tenant experience.
Must know the specific procedures for Magistrate Court.
